My House is Special. 

Listing a home for sale can be exciting or frightening depending on the circumstances of the sale.  I cannot even count the times I have gone to visit with people about listing their home and when we start to discuss the price, they say “But my home is “Special”, It deserves a higher price.”  

Of course your home is special.  It has been your escape from the world, your retreat, the place where you raised your family, cared for a loved one, been happy, sad, or dealt with illness or grief.  There are countless things that happen in our homes that contribute to our perception of value.  Every home is special to the people who live in it.  It contains memories that are worth millions to us.  Every hour of every day in a home creates another treasure to add to our memory chest. 

The fact is though, that a home is also a house.  It has walls, floors, a roof, bedrooms, bathrooms, a kitchen, maybe a bonus room, and probably a garage.  To you it is special, but to a buyer it is just a house.  When a buyer looks at your house they may look at the upgrades in the home.  They may enjoy how nicely you have staged it for showing.  In reality though, they are determining whether the house will meet their needs. They are calculating whether the price and terms on the sale will work for them.  It is about a feeling that they can make the house a home. They can’t see your treasure trove of memories, and even if they could they would not matter.  They are looking for a place to build their own treasure trove of memory and build a life. 

The point is that no home is really “special”.  It is simply a house.  Some are more luxurious than others with more upgrades and amenities, but when it comes to value, the value is what it is when compared to other properties that are similar.  You can’t put a price tag on memories or nostalgia.  When it is time to sell you must set yourself apart from all the emotions that surface, pack them up along with your personal property, and treasure them for what they are.  However, you must take them out of the equation of value.  They make your home special to you, but they have little value to a buyer.  

If you are thinking of selling, now is the time to do so.  The inventory of homes available is very low.  Prices have accelerated in most areas making it the ideal time to sell. The buyers are in the market looking and the summer buying season is just around the corner.  If you are ready to sell, pack up those memories and call me.  Listings are needed and I’m ready to help make that sale happen.
